Uniondale Real Estate Is Moving: Here’s What You Need to Know

Market Update

Oct 6th, 2026

If you’re thinking about buying or selling a home in Uniondale, New York, there is a lot to pay attention to this fall. Home prices remain strong, properties are moving relatively quickly, and buyers continue to compete for desirable homes.

Here’s what the latest numbers tell us about the Uniondale real estate market.

Uniondale Market Snapshot

According to Realtor.com’s Uniondale Housing Market Report, as of September 2026:

The median listing price increased 6.6% year over year, while the median sold price increased approximately 14% year over year. Active listings were also up 37.5% compared with last year, giving buyers more properties to choose from even as prices remain elevated.

Realtor.com classified Uniondale as a seller’s market in September 2026, meaning buyer demand continued to outweigh the available supply of homes.

Homes Are Still Moving Quickly

Data from Redfin’s Uniondale Housing Market Report shows a similar trend.

For the three-month period ending in August 2026, Uniondale had a median sale price of approximately $758,500, an increase of 8.4% year over year. Redfin reported that homes sold in a median of 28 days, compared with 36 days during the same period last year.

Redfin also reported a 100.3% sale-to-list price ratio, meaning homes were selling for slightly above their listing prices on average during that reporting period. Nearly 48% of homes sold above their asking price.

Different real estate platforms may report slightly different figures because they use different datasets, geographic boundaries, and reporting periods.

What Does This Mean for Uniondale Sellers?

For homeowners considering selling, the current numbers remain encouraging.

Prices have increased compared with last year, and well-positioned homes continue to attract buyers. With more inventory available, however, sellers still need to be strategic.

Pricing, condition, presentation, and marketing matter.

Understanding the competition and positioning a property correctly from the beginning can make a major difference when it comes to attracting serious buyers.

What Does This Mean for Uniondale Buyers?

Buyers have more options than they did a year ago, but competition has not disappeared.

Before submitting an offer, buyers should understand comparable sales, property condition, taxes, financing, and the actual market value of the home.

The strongest offer is not always simply the highest offer. Price, financing, contingencies, down payment, and closing timeline can all influence how attractive an offer is to a seller.

How Does Uniondale Compare With Nassau County?

According to Realtor.com’s Nassau County Housing Market Report, the countywide median listing price was approximately $950,000 in September 2026, compared with $719,000 in Uniondale.

Nassau County's median sold price was approximately $880,000, while Uniondale's was approximately $781,000.

This does not automatically make one area a better investment or purchase than another. It does show why buyers should evaluate individual Long Island communities instead of treating the entire Nassau County market the same.

The Bottom Line

Uniondale enters fall 2026 with strong home prices, continued buyer demand, and more available inventory than a year ago.

Sellers still have opportunities, but proper pricing and marketing matter. Buyers have more choices, but desirable properties can still move quickly.
