Right now, inventory is still low—but that won’t last. Spring always brings a surge in new listings, and this year looks no different. In 2024, over 6,000 listings hit the Manhattan market between January and April.

With current inventory already climbing, expect a wave of competition across all boroughs and price points. If you’re going to list, make sure your home stands out—because you won’t be the only one hitting the market.

Buyers Are Shopping Again—But They’re Picky

There’s movement again. Buyers who sat out the winter are showing up to open houses, but this isn’t 2021. The days of frantic bidding wars are over. With interest rates still hovering near 7%, buyers are being smart, patient, and selective. If they don’t see the value, they’ll keep scrolling—or worse, they’ll wait for the next price drop.

Spring can be a great time to sell, but only if you’re realistic and strategic. The right price, honest marketing, and a clear understanding of what today’s buyers want will give you a major edge. There’s business to be done—but it’s not automatic anymore. If you’re serious about selling, it’s time to get serious about strategy.
