Challenge:
My clients were first-time homebuyers referred by past clients. They wanted an affordable home outside the chaos of NYC—without sacrificing easy access to the city. The goal was to find a property they could house hack: either with an existing rental unit or the potential to create one.
Action:
We kicked off with a discovery phase, intentionally not making offers in the early weeks. This helped them gain confidence in identifying good deals. Once they were sharp on market dynamics, we moved fast when the right property showed up.
Result:
We found the one: a home minutes from the LIRR with an Accessory Dwelling Unit (ADU). Despite multiple offers, I positioned their offer strategically, got it accepted, and closed within a few months. They're now enjoying Long Island life and rental income.
