Last Chance to Apply for Affordable Housing in Bushwick—Don’t Miss Out

NYC Real Estate

Bushwick renters, take note—a rare opportunity is about to close. The affordable housing lottery for 19 income-restricted units across three new developments is wrapping up in just two days. If you’ve been waiting for a break in the Brooklyn market, this might be it.

The Bushwick Alliance Apartments span three addresses: 63 Stockholm Street, 332 Eldert Street, and 272 Jefferson Street. Altogether, the buildings contain 28 units, 19 of which are part of this housing lottery.

Renters can choose from studios, one-bedrooms, and two-bedroom apartments, all priced based on income tiers ranging from 40% to 80% of the Area Median Income (AMI). That means individuals earning as little as $38,435—or households up to $140,000—could qualify.

The pricing is a game-changer for this part of Brooklyn:

These aren’t bare-bones units either. The apartments include energy-efficient appliances, A/C, and rents that cover heat, hot water, and even cooling. Tenants will only need to pay for electricity. Buildings are smoke-free and pet-friendly (with limits), and Community Board 4 residents get first priority.

Among the three buildings, 63 Stockholm Street is the largest, offering 20 apartments plus on-site perks like a resident manager, green space, and laundry. All three buildings feature modern designs that blend clean lines, durable materials, and welcoming street-level elements.

This project was made possible through the city’s Neighborhood Construction Program and the Low-Income Housing Tax Credit initiative. It’s a good example of how city-backed development can add real, tangible options to a neighborhood without sacrificing design or community standards.

As a realtor who works with both renters and developers, I encourage clients to take these opportunities seriously. Affordable lotteries like this don’t come around often, especially in a neighborhood as hot as Bushwick. If you’re eligible—apply now.
